Renovating an HDB flat

HDB rules, the Directory of Renovation Contractors and permit conditions are separate from your private contract with the contractor.

HDB says flat owners must use contractors listed in its Directory of Renovation Contractors for renovation works, and some works need prior written approval.
Common practice
A contractor commonly submits the permit application for the owner, but the owner remains responsible for ensuring the works follow HDB conditions.

Check the proposed work before freezing the design

Wall hacking, window works, air-conditioning and electrical work can have specific requirements. Ask the contractor to identify each approval, trained installer or licensed worker needed for your actual scope.

Understand what DRC listing means

A DRC listing concerns HDB renovation requirements. HDB expressly says it does not endorse or guarantee the quality of listed contractors' work. Your price, quality, programme and warranty remain part of your private agreement.

  • Approved floor plan and HDB permit
  • Notice of Renovation and permitted work dates
  • Electrical, air-conditioner or window installer details
  • Signed scope, variations, invoices and handover records
