Lesson 7 of 15 · Planning

Build a renovation budget and timeline

Your budget needs scope, allowances, owner purchases, professional fees and a contingency. Your timeline needs decisions and approvals as well as site work.

Build budget buckets

  • Contract work
  • Owner-supplied appliances and furniture
  • Design, QP and specialist fees
  • Application, estate and protection costs
  • Temporary accommodation, storage and moving
  • Contingency for agreed unknowns

Link dates to dependencies

Record design freeze, approvals, long-lead selections, site access, inspections and handover. Ask what assumptions sit behind each promised date.

Protect the control baseline

Keep the accepted scope, budget and programme as a baseline. A later choice is easier to assess when its cost and time effect are written against that baseline.

Before you move on

  • Budget includes owner purchases and fees
  • Contingency is separate
  • Approval and selection dates are shown
  • Move-in date includes handover and rectification time

General education only. Requirements depend on the property, proposed work, approvals and contract. Check the current agency guidance and use an appropriate qualified professional when the work or dispute needs one.
