Prepare before contacting contractors
A contractor cannot price an unstated decision. A common briefing pack reduces avoidable gaps between quotations.
Issue one brief
Use the same room scope, drawings, property rules, target dates and requested quotation format for each invited contractor. Record clarifications and share material corrections consistently.
Ask for a useful breakdown
- Room or work section
- Quantity and unit
- Material, brand, model or allowance
- Labour and installation
- Exclusions and owner-supplied items
- Programme, payment stages and warranty terms
Evaluate fit, not only presentation
Ask who will manage the site, how changes are approved, how defects are handled, and which parts are subcontracted. Verify company and scheme claims at their source.

- Quotation format requests inclusions and exclusions
- Site and change responsibilities discussed
- Claims checked at primary registers
