Handover, defects, rectification and warranties
Handover is a process, not only a key collection or final invoice.
Inspect room by room
Use the contract, drawings and variation list. Record each observed issue with its location, photograph, agreed response and target date. Avoid declaring the technical cause unless the appropriate person has assessed it.
Collect the handover pack
- Final approved drawings where applicable
- Product and finish schedules
- Warranties and manuals
- Authority or professional completion records
- Keys, access items and spare materials
- Final account and unresolved-items list
Read the actual warranty terms
Coverage and duration depend on the contract, supplier and product. Record notice methods, exclusions and response steps. CaseTrust-RCMA scheme information includes a 12-month workmanship warranty, subject to the contract terms; do not apply that scheme term to every contractor.
